Before you arrive

Do I need to register and send passports?

Yes. Japanese law requires us to register every guest before check-in. Please register everyone in your group with the short online form. The link is in your booking confirmation message. - Living outside Japan: upload a photo of your passport photo page. - Living in Japan: no passport needed, just enter your address in Japan. You can register some guests now and add the others later with the same link. If you've already sent passport photos in the booking chat, fill in either the online form or the paper form in the binder on the table by the sofa. One or the other is enough.

Can we drop off luggage before check-in?

Sorry, we can't store luggage before check-in. If the house is ready early, we'll message you in the booking chat. Kyoto Station has thousands of coin lockers, and there are staffed storage and delivery services too. Shipping luggage: there's no delivery box and nobody on site to receive parcels. Book the delivery for a time when you're at the house and receive it yourself. There's also a Kuroneko Yamato (Yamato Transport) office about 7 minutes' walk away.

Our group size or dates changed. What should we do?

Please update your booking in the booking app so it shows the correct number of guests. We prepare beds and towels for the number of guests on the booking, and everyone staying must be registered. If you'd like an extra night, message us. It depends on availability. Cancellations follow the cancellation policy of the site you booked on.

What is the layout and how many people can stay?

You have the whole house to yourselves. It's a renovated traditional Kyoto machiya of about 80 m², not shared with anyone. 1st floor: living room, kitchen, bathroom and toilet. 2nd floor: two bedrooms next to each other, both with doors, plus a second toilet. One bedroom has two single beds and the tatami room has futons. Up to 6 guests can stay. Bedding is set up for the number of guests on your booking. You can move the futons between rooms if you'd like to sleep together. There's air conditioning in the living room and in both bedrooms.

Do we pay anything on arrival? Is the accommodation tax included?

If you booked on Airbnb, the Kyoto accommodation tax is already included in your booking, so there's nothing to pay on arrival. Any extra charges, such as a lost key, are sent as a payment request through your booking platform.

Arriving & getting in

What time is check-in? Can we check in early?

Check-in is from 16:00, and we can't offer early check-in. When the house is ready early, we'll message you in the booking chat whether you asked or not, so keep an eye out for it.

How do we get in? Do we meet someone?

It's self check-in, so you don't need to meet anyone. At 17:00 the day before you arrive, we'll send the PIN and a step-by-step guide in your booking chat. If you haven't received it by the evening before you arrive, message us in the chat or call 075-468-1000.

How do we find the house?

Address: 〒600-8457 京都府京都市下京区上金仏町255-5 (255-5 Kamikanabutsucho, Shimogyo Ward, Kyoto). The house is north of Gojo-dori, between Horikawa-dori and Aburanokoji-dori. Come in from Aburanokoji-dori, not from Horikawa-dori: the narrow residential alley leads west off Aburanokoji-dori. Ours is the last house on the left at the end of the alley. The door has no number. If GPS says you've arrived but you can't see it, you are probably one alley off. Message us in the booking chat or call us. Please keep quiet in the alley. Neighbours live very close.

How do we get there from Kyoto Station?

- Subway: take the Karasuma line one stop to Gojo Station, then walk about 8 minutes from exit 2. - On foot: about 20–25 minutes from Kyoto Station. - Taxi: about 5–10 minutes. Show the driver the Japanese address, or ask for the Gojo-Aburanokoji (五条油小路) intersection, then walk north on Aburanokoji-dori and turn left into the alley.

We're arriving late at night. Is that OK?

Yes. There's no latest check-in time, and you don't need to tell us if you're running late. The neighbourhood is very quiet at night. Quiet hours are 21:00–08:00. After 21:00, please carry your suitcases by hand instead of rolling them in the street and alley, and keep voices low.

Is there parking?

There's no parking at the house. Please use a nearby coin parking lot. Expect about JPY 1,100–1,500 per day. Please don't park in front of, or on, neighbours' houses, driveways or parking spaces.

During your stay

What is provided?

- Towels: one bath towel and one hand towel per guest on the booking. Please wash and dry them to reuse on longer stays. - Bedding for the number of guests booked. - Laundry detergent and a hair dryer. - Cups, dishes and cookware in the kitchen. There are plenty of cups in the bottom drawer under the sink. Not provided: indoor slippers (they damage the tatami), cooking condiments (salt, pepper, soy sauce, oil), a makeup mirror, an extension cord, and children's bathtubs or chairs.

How do we sort and dispose of trash?

Use the bins in the kitchen and sort into three types: burnable, plastic, and recyclable (cans, PET bottles and glass, in the light-coloured bin on the far left). Spare bags are in the bottom of each bin, under the current bag. Trash is not collected during your stay. Tie full bags tightly and keep them inside the house, by the front door. If they smell, you can put them in the backyard. Nappies can go in burnable trash. Bag them first. At check-out, just leave the bagged trash inside and we'll take care of it. Excessive trash beyond reasonable use may be charged at JPY 1,000 per bag. Staying more than a week? We'll contact you separately about trash.

Is there Wi-Fi?

Yes. The router is next to the TV, and the network name and password are on a piece of paper near the TV. If the Wi-Fi is slow or won't connect, unplug the router, wait a minute and plug it back in. If that doesn't help, message us.

How do we use the washing machine and dry clothes?

There's a washing machine and detergent. To wash: press Power, choose the standard course, then press Start. The machine doesn't dry clothes. To dry them: - Use the drying rack in the living room. - Use the bathroom dryer function (the drying button on the panel by the bathroom door). - Set the air conditioner to dry (dehumidify) mode so clothes dry faster.

What's in the kitchen? Is the tap water safe?

Tap water is safe to drink and to cook with. The stove is a two-burner induction (IH) hob. Use flat-bottomed iron or stainless-steel pans of the right size, centred on the ring. An "E1" error means the pan isn't suitable or isn't placed correctly. There's no kettle, but there's an electric pot for boiling water.

How do the hot water and bath work?

Hot water: switch the water heater on with the power button on the touch panel on the wall next to the kitchen. To fill the bath: put the plug in, set the temperature to about 40–41°C and press "Furo Jidou" (auto-fill). The tub fills automatically. If the shower goes cold, check that the reheat mode (追いだき, the 4th button) is off.

How do we use the air conditioning or heating?

There are air conditioners in the living room and both bedrooms. The remotes are on the coffee table or near the TV. Press the heating or cooling button. The bathroom fan can run 24 hours for ventilation. Please turn off the air conditioning when you go out and when you check out.

What are the house rules?

1. Smoking is not allowed anywhere in the building, including balconies. If smoking is found, we will charge JPY 25,000 for deodorizing and cleaning, plus the room rate for each night the room cannot be sold while this work is done. 2. Quiet hours are 21:00–08:00. Please keep noise down so as not to disturb the neighbours. 3. Do not park in front of, or on, neighbours' houses, driveways or parking spaces. 4. Do not step onto neighbours' property. 5. Excessive trash beyond reasonable use may be charged at JPY 1,000 per bag. A suitcase left behind is charged JPY 3,000 for disposal; if you plan to leave one, please let us know as soon as possible. 6. A lost key will be charged JPY 5,000. 7. Only guests registered in the guest register may stay or enter. 8. Parties and events are not allowed. 9. Pets are not allowed.

Check-out

What do we need to do at check-out?

Check out by 11:00. It's self check-out, so you can leave any time before then without telling us. Before you leave: - Turn off the lights and air conditioning. - Lock the door and put the key back where you got it, as described in your check-in guide. - Leave bagged trash inside the house. - Leave used towels together in or near the bathroom. - Leave the paper registration form on the table, if you filled one in. - Check that you haven't left anything behind. A lost key will be charged JPY 5,000.

Can we check out late?

Late check-out is decided case by case and usually isn't possible. If you need it, ask in the booking chat as early as you can.

Can we leave luggage after check-out?

Sorry, we can't store luggage after check-out because cleaning starts right away. Kyoto Station has thousands of coin lockers, and there are staffed storage and delivery services too.

Can we leave a broken suitcase for you to dispose of?

Yes. Suitcase disposal costs JPY 3,000 per suitcase. If you'd like to leave one, please contact us before you check out, and we'll arrange the payment with you. Some shops will also take your old suitcase when you buy a new one.

If something goes wrong

We're nearby but can't find the house.

Come in from Aburanokoji-dori (the street east of the house) and turn into the narrow alley on its west side. The house is the last one on the left, at the very end. If GPS says you've arrived, you are probably one alley away. Still lost? Message us in the booking chat or call 075-468-1000. A photo of where you are helps.

The key turns but the door won't open.

The front door has two locks: one in the central pillar between the two sliding doors and one on the right. Unlock both. The doors slide sideways, so slide the right-hand door to the left. The key may turn the opposite way from what you expect, and you may need to push it in while turning. Still stuck? Call 075-468-1000.

There's no hot water.

The water heater has probably been switched off. Press the power button on the touch panel on the wall next to the kitchen. Also check that the reheat mode (追いだき, the 4th button on the bath panel) is off. If it still doesn't work, message us.

Something isn't working or is damaged.

Message us in the booking chat with a photo and we'll help or arrange a repair. TV not working (Netflix, YouTube or channels): unplug the TV's black power plug, wait about 15 minutes, plug it back in and restart the TV. Wi-Fi problems: unplug the router next to the TV and plug it back in.

What do we do in an emergency?

Call 110 for the police or 119 for fire or an ambulance. Then contact us: call 075-468-1000 or message us in the booking chat.

Around the house

What's around the house?

Our neighbourhood guide maps what's within walking distance of the house, such as convenience stores, supermarkets, stations and bus stops, with walking times and directions.

How do we get around from the house?

- Gojo Station (Karasuma subway line) is about 8 minutes' walk. Kyoto Station is one stop away. - Kyoto Station is about 20–25 minutes on foot. - The Kamo River is about 1.5 km away (about 20 minutes on foot), which is good for walks and runs. - From Kansai Airport, take the JR Haruka to Kyoto Station, then the subway or a taxi. Google Maps works well for routes and restaurant bookings.
