Do I need to register, and how do I send our passports?
Yes. Japanese law requires us to register every guest before check-in. Please register everyone in your group with the short online form. The link is in your booking confirmation message. - Living outside Japan: upload a photo of your passport photo page. - Living in Japan: no passport needed, just enter your address in Japan. You can register some guests now and add the others later with the same link. If you've already sent passport photos in the booking chat, fill in either the online form or the paper form in the folder in the house. One or the other is enough.

What amenities and towels are provided?
Each guest gets one bath towel and one face towel, plus a disposable toothbrush set. We also provide shampoo, conditioner, body soap, a hair dryer, laundry detergent and a vacuum cleaner. Towels are not changed during your stay. There is a washing machine, so you can wash and reuse them. We don't provide slippers or bottled water. The tap water is safe to drink.
How do I change dates or the number of guests?
Please send a change request in your booking app (dates or number of guests). If the dates are open, we'll approve it. The maximum is 5 guests. Cancellations follow the cancellation policy of the platform you booked on.
What are the sleeping arrangements?
You have the whole house to yourselves. It has one bedroom upstairs. This is an open space with no door, and it sleeps up to 5 people on single futons. With 5 guests, one futon is usually set up on the ground floor. Every guest must be registered, and the house sleeps up to 5.
Do I need to pay anything on arrival?
If you booked on Airbnb, the Kyoto accommodation tax is already included in your booking, so there's nothing to pay on arrival. There is no security deposit. If you need a receipt or your booking details as a PDF, you can download them from your booking app.
Arriving & getting in
Can we drop off luggage before check-in?
Sorry, we can't store luggage before check-in. If the house is ready early, we'll message you in the booking chat. Kyoto Station has thousands of coin lockers, including large ones, plus a staffed storage counter.
Kyoto Station locker availability (live)Staffed luggage storage and delivery
Can we check in early?
Check-in is from 16:00, and we can't offer early check-in. When the house is ready early, we'll message you in the booking chat whether you asked or not, so keep an eye out for it. You don't need to tell us if you plan to arrive after 16:00.
How do I get in? When will I get the code?
It's self check-in, so no staff will meet you. At 17:00 the day before you arrive, we'll send the PIN and check-in instructions in your booking chat. If you can't find that message on arrival, look in the booking chat history or call 075-468-1000.
How do I find the house?
Use the Google Maps link below. The house is NOT the one facing the street. It's the house behind it, at the end of the narrow private alley on the left. Look for the narrow alley next to the house at the front and walk to the end. The alley has no lights, so a phone torch helps at night. If you're lost, send a screenshot of your location in the booking chat or call 075-468-1000. Address for taxis and deliveries: 〒600-8070 京都府京都市下京区俵屋町 堺町通205-3(梅ノ戸庵 堺町別邸).
How do I get here from Kyoto Station or the airport?
From Kyoto Station: take the subway (Karasuma Line) one stop to Gojo Station, then walk about 5-8 minutes. Gojo is the right station, not Shijo. Taxi from Kyoto Station: about JPY 700-1,200. The north (Karasuma) side is closer than the Shinkansen exit. From Kansai Airport: take the JR Haruka direct to Kyoto Station. From Gion: take city bus 5 to the Gojo Takakura stop, or a taxi.
We're arriving late at night. Is that OK?
Yes. With self check-in you can arrive any time after check-in starts, even after midnight. You don't need to tell us. The house is in a quiet residential alley, so please keep noise down and carry your suitcases rather than rolling them. Quiet hours are 21:00-08:00.
Is there parking?
No, there's no parking at the house, and the space next to it is not a parking space. Please use a nearby coin parking (the first link is the closest). Never park in front of, or on, neighbours' houses, driveways or parking spaces, even briefly.
During your stay
Is there Wi-Fi, and what's the password?
Yes. The house has a fixed-line Wi-Fi connection with unlimited data. You'll find the network name and password in the folder on the table in front of the sofa. If the Wi-Fi stops working or gets slow, unplug the router for at least 10 seconds and plug it back in. If that doesn't help, message us.
Is there a washing machine or dryer?
There's a washing machine (no dryer) and laundry detergent. Drying racks are under the stairs. To use it: add your clothes and detergent, press the power button (電源), then press start (スタート). If you need a dryer, there's a coin laundry about a 5-6 minute walk away.
Can we cook? What's in the kitchen?
Yes. The kitchen has two induction burners, two frying pans, one pot, cutlery, a rice cooker, a microwave and a kettle. We don't provide cooking oil or seasonings, and there's no dish-drying rack. The induction hob: the power button is on the far right. A red light after cooking just means the surface is still hot, and it goes off once it cools. The tap water is safe to drink.
How do we handle trash?
Use the bins in the kitchen and sort your trash into three types: burnable, plastic and recyclable (cans, PET bottles, glass). Food waste and bones go in burnable. Spare bags are at the bottom of each bin, under the bag in use. Trash is not collected during your stay. Please keep it inside the house, never outside, and leave it there when you check out. If you stay more than one week, we'll contact you about trash. Excessive trash beyond reasonable use may be charged at JPY 1,000 per bag.
How do the air conditioners work?
There are separate air conditioners on the ground floor and in the upstairs bedroom. Use the white remote: choose Cool or Heat and set the temperature (or use Auto). Give it a minute or two to start. A solid yellow light on the unit means a timer is set. Switch the unit on normally to override it. In hot weather, keeping it on at 24-26°C while you're out helps it keep the house cool.
The water isn't hot enough. What do I do?
The hot-water control panel is on the wall near the kitchen or bathroom sink. Make sure it's switched on, then raise the temperature there. If you still have no hot water, message us in the chat.
What are the house rules?
1. Smoking is not allowed anywhere in the building, including balconies. If smoking is found, we will charge JPY 25,000 for deodorizing and cleaning, plus the room rate for each night the room cannot be sold while this work is done. 2. Quiet hours are 21:00–08:00. Please keep noise down so as not to disturb the neighbours. 3. Do not park in front of, or on, neighbours' houses, driveways or parking spaces. 4. Do not step onto neighbours' property. 5. Excessive trash beyond reasonable use may be charged at JPY 1,000 per bag. A suitcase left behind is charged JPY 3,000 for disposal; if you plan to leave one, please let us know as soon as possible. 6. A lost key will be charged JPY 5,000. 7. Only guests registered in the guest register may stay or enter. 8. Parties and events are not allowed. 9. Pets are not allowed.
Check-out
Can we leave luggage after check-out?
Sorry, no. Cleaning starts right after check-out, and usually the next guests arrive the same day. Please use the coin lockers or the staffed storage at Kyoto Station.
Kyoto Station locker availability (live)Staffed luggage storage and delivery
What do we do at check-out?
Check-out is by 11:00. 1. Check you've packed all your belongings. 2. Turn off the lights and air conditioners. 3. Lock up and return the key to the key box, as described in your check-in instructions. That's it. You don't need to message us, and there's no need to strip the beds.
Can we check out late?
Late check-out is decided case by case and usually isn't possible. If you need it, ask in the booking chat as early as you can.
If something goes wrong
Something isn't working. Who do I contact?
Message us in the booking chat, with a photo if you can. For anything urgent, call 075-468-1000. Tips: if the microwave or kettle stops, check that it's plugged in, and don't run both at the same time. For Wi-Fi, air conditioning and hot water, see the answers under "During your stay".
We're locked out or lost the key. What do we do?
Call 075-468-1000 or message us in the booking chat and we'll help you get back in. Please take the key with you whenever you go out. A lost key is charged JPY 5,000.
What do we do in an emergency?
Call 110 for the police, or 119 for fire or an ambulance. After that, please let us know on 075-468-1000.
Around the house
What's around the house?
Our neighbourhood guide maps what's within walking distance of the house, such as convenience stores, supermarkets, stations and bus stops, with walking times and directions.
Can we have luggage or packages delivered, or send luggage on?
Yes, deliveries can come to the house during your stay. There are no staff on site, so schedule delivery for after you arrive and sign for it yourself. Use the address on this page, including the house name. To send luggage on (e.g. to the airport), use any Kuroneko Yamato (TA-Q-BIN) service centre. Some close at weekends, but the ones around Kyoto Station are usually open.
Are bicycles available? How do we get around?
The house has no bicycles, but there are many shared-bike (e.g. LUUP) ports nearby. The closest train station is Gojo on the subway Karasuma Line, about 5-8 minutes' walk away.
