Before you arrive

Do I need to register guests or send passports?

Yes. Japanese law requires us to register every guest before check-in. Please register everyone in your group with the short online form. The link is in your booking confirmation message. - Living outside Japan: upload a photo of your passport photo page. - Living in Japan: no passport needed, just enter your address in Japan. You can register some guests now and add the others later with the same link. If you've already sent passport photos in the booking chat, fill in either the online form or the paper form in the binder in the house. One or the other is enough.

Can we drop off our luggage before check-in?

Sorry, we can't store luggage at the house before check-in, and there are no staff on site. Coin lockers at Kyoto Station are a good option (see "Around the house").

How do I change dates or the number of guests?

Please use the change-reservation function in your booking app so the price difference is shown before you confirm. Message us if you are not sure. If your group size changes, please update the reservation so it matches the people staying. Only registered guests may stay or enter. Billing for changes (new charges and refunds) is handled by the booking platform, so please contact their support for payment questions. Cancellations follow the cancellation policy shown on your booking.

Is there a deposit or anything to pay on arrival?

If you booked on Airbnb, the Kyoto accommodation tax is already included in your booking, so there's nothing to pay on arrival. There's no deposit. If you need a receipt or invoice, message us in the booking chat.

Can I send luggage or parcels to the house?

Please don't send anything to arrive before your stay. Another guest may be staying, and there are no staff on site to receive it. During your stay you can receive deliveries yourself. Choose a delivery time when you will be at home. There is no mailbox for receiving mail.

If you arrive by Shinkansen, change at Kyoto Station. Address: 53-7 Misasagiotsubatacho, Yamashina Ward, Kyoto 607-8411 (京都府京都市山科区御陵大津畑町53-7). Use the Google Maps link below. The house is in a quiet residential area. Please keep noise down, including rolling suitcases, especially at night.

We arrive late at night. Is that OK?

Yes. Check-in is self check-in, so you can arrive any time after 16:00. Please tell us your expected arrival time in the booking chat. Quiet hours are 21:00–08:00, so please enter quietly and keep voices and suitcases quiet.

What amenities are provided?

Provided: - Towels for each registered guest (bath towel and washcloth) - Shampoo, conditioner and body soap - Hair dryer - Iron (in the storage closet) - Kitchenware for simple cooking. To use the induction cooktop, press the on/off button. Not provided: baby cot, weighing scale, yukata, indoor slippers (the house has tatami floors). The bath uses ordinary hot water (not a hot spring). If anything is missing for your group size, message us in the booking chat.

What are the beds and layout like?

You sleep on Japanese futons on tatami, each about 205 × 90 cm. There are no Western-style beds. The bedrooms are upstairs, and the stairs are steep, as in all traditional machiya. Take care with small children and elderly guests. You can move futons to the ground floor, or stack two for extra thickness. The bedrooms are separated by sliding doors. This is a renovated historic townhouse, so sound carries more than in a hotel.

Is there Wi-Fi? Where is the password?

Yes. The network name and password are in the information folder in the house, and on the label on the Wi-Fi router. We can't guarantee speeds. For important online meetings, we recommend a backup travel eSIM.

Is there a washing machine?

There is no washing machine in the house. A coin laundry with washers and dryers is about 30 seconds' walk away. An iron is available in the house.

How do we handle trash?

Bins for sorting are in the kitchen. Please sort trash into three types: burnable, plastic and recyclable (bottles and cans). Flatten cardboard and put it to the side. Trash is not collected during your stay. When a bag is full, tie it tightly and leave it inside, behind the counter by the inner entrance. Never put trash outside. Spare bags are at the bottom of the bin and in the storage closet under the stairs, next to the vacuum cleaner. Excessive trash beyond reasonable use may be charged at JPY 1,000 per bag. For stays longer than one week, we will contact you about trash.

How do the heating and air conditioning work?

The air conditioners heat and cool. Use the remote: choose 暖房 for heating or 冷房 for cooling. They take a few minutes to start blowing. This is a historic wooden machiya with limited insulation, so it can feel cool in winter, especially near the bathroom. If a unit won't start, check that it is plugged in and that the remote is pointed at the unit. If it still doesn't work, message us with a photo of the remote. Please turn off the air conditioners when you go out.

Can we drink the tap water? Is there a TV? How do we lock up?

Tap water is safe to drink and to cook with. There is no TV in the house. The entrance light switch is on the right side of the entrance room where you take off your shoes. When you go out, lock the entrance door with the key. The front gate and entrance door can also be locked from inside. The bathroom and toilet have sliding doors without locks.

What do we do at check-out?

Check-out is by 11:00. - Check that you have all your belongings. - Turn off the lights and the air conditioners. - Lock up and return the key to the key box, as explained in your check-in guide. No need to fold futons or collect towels. Our cleaning team takes care of that.

Can we check out late?

Late check-out is decided case by case and usually isn't possible. If you need it, ask in the booking chat as early as you can.

Can we leave luggage after check-out, or leave a suitcase behind?

We can't store luggage after check-out because cleaning starts right away. The Kyoto Station lockers and luggage services are a good option (see "Around the house"). A suitcase left behind is charged JPY 3,000 for disposal. If you plan to leave one, please contact us before you check out, and we'll arrange the payment with you.
